HOUSE RULES
Full details are in the contract signed by every FilmHouse Resident. The following are general points of information and guidelines.

Terms.  Six-month terms, to be decided by SFFS FilmHouse Residencies Panel and communicated in writing upon acceptance to the FilmHouse Residencies Program.

Rent.
  Free.

Deposit. FilmHouse Residents will provide a $500 deposit upon signing contract, to be returned to Resident within 30 days after inspection of Premises after Resident moves out.

Phone and data lines. Both are already installed in all Resident spaces. Residents will be required to arrange for activation and make billing arrangements directly with those utilities. Please note there is no wi-fi in the building.

Utilities. Reasonable electrical, water, and sewer services to the Premises are included in Residency, as are all reasonable charges related to bathroom supplies and janitorial services provided to the Common Areas. Residents will pay a $180 flat fee for garbage and recycling services.

Use. FilmHouse Residency office space shall be used as general office space only, and for filmmakers actively engaged in the film industry and for the sole purpose of conducting film-related business in the City. The Film House space you have been assigned is for you and your project’s use only.  This means that the space cannot be shared with previous residents who no longer are contracted with SFFS.  We understand the desire to help your fellow filmmakers is well intentioned. It does not however, fit within our programmatic regulations and also would set a precedent that we would not like to continue. NOTE: Sleeping or camping in or otherwise “inhabiting” the space is strictly prohibited and will result in termination of the Residency.

Parking and Storage Space. Limited space is provided at Pier 27 as part of the Residency, and shall be specifically defined in an Agreement to be signed prior to occupancy. Designated storage space shall be used for storage and staging of equipment and vehicles related to film and video event productions only and for no other purpose

Condition of space. FilmHouse Resident accepts the Premises unfurnished in an "as is" condition.

Hours. The FilmHouse Residency spaces will be available for use 24 hours per day, seven days per week.

Alterations. FilmHouse Resident shall not make any alterations, improvements or additions to the Premises without the prior written approval of San Francisco Film Society and San Francisco Film Commission (who will notify the Port). Upon expiration of the Residency Term, or any earlier termination, SFFS will require Resident to remove any and all trade fixtures, equipment, furniture, additions, alterations and improvements ("Improvements") installed in the Premises and to restore the Premises to their condition at the commencement of the Residency Term.  Resident shall repair, at Resident’s sole expense, all damage caused by such removal of Improvements and restoration of the Premises.

Quitting the Premises.

Courtesy. The FilmHouse Residencies will be mixed-use spaces with a number of active projects working simultaneously. Courteous use of space and cooperation among tenants is required.

Permits. All filming done on City property by FilmHouse Residency productions must have Use Agreements from the Film Commission (anyone filming on City property without a film permit will have their residency revoked).

On-screen acknowledgement. All FIlmhouse Residents shall include on-screen credit in their final projects to “Scene in San Francisco” (Film Commission bug logo), the “San Francisco Film Commission” and “SFFS FilmHouse Residencies.”
